TERMS & CONDITIONS

Thank you for choosing to book your accommodation with North Adelaide Apartment. Please ensure you read the information below to ensure your stay is enjoyable.

All bookings are accepted on the basis that you have read, understood and agree to abide, and be bound by, the following Terms and Conditions. The person affecting the booking shall be deemed to have accepted the booking conditions on behalf of all persons named in the booking and all persons staying in or visiting the property.

Please ensure that you have researched the property to your satisfaction prior to making your booking.

 

BOOKING PAYMENTS:
All bookings must be paid in full prior to keys and remote controls being given, other than longer term bookings as outlined below, at the discretion of North Adelaide Apartment.

 

Off-Peak Times

  • For bookings shorter than 7 nights full payment is due 48 hours prior to arrival

  • For bookings of more than 7 nights a deposit of 2 nights is to be paid at time of booking and full payment is due 48 hours prior to arrival

  • For bookings of more than 28 nights a deposit of one week is to be paid at time of booking and one month’s forward payment is due 48 hours prior to arrival. Monthly forward payments will then be due 2 weeks prior to the commencement of the next month’s stay.

 

Peak Times*

  • For Peak Time* bookings 50% of payment must be received at least 14 days prior to your scheduled day of arrival

  • If your booking is made within 14 days of your scheduled day of arrival - 50% payment is required at time of booking

  • Full payment is due 7 days before arrival

 

PAYMENT METHODS:

Payments may be made by credit card (Visa or MasterCard only), or, by arrangement, via direct deposit or EFT. Please ensure your name is used as a reference. If this reference is not used we cannot guarantee that this money will be receipted to your booking and may therefore cause delays in confirming your booking. If paying via direct deposit or EFT a credit card number will still need to be provided in case we need to charge back any additional expenses as may be required and as outlined in the following Terms & Conditions. This will not be done without full consultation with the tenant first.

 

CANCELLATION – Off-Peak Times: 

The following cancellation rules apply over Off-Peak times;

  • For all Off-Peak period bookings - if cancelled within 48 hours of check in (2pm) – full amount is non-refundable

  • For bookings of more than 7 nights - if cancelled within 48 hours of check in (2pm) – the deposit (2 night rate) is non-refundable.

  • For bookings of more than 28 nights - if cancelled within 48 hours of check in (2pm) – the deposit (1 week payment) is non-refundable.

  • Cancellation of future nights booked whilst in house – there will be no refund for bookings of up to 7 nights. For bookings of more than 7 nights a minimum 72 hours’ notice is required to avoid a 3 night penalty.

 

CANCELLATION - Peak Times*: 

The following cancellation rules apply over Peak Times*;

  • For all Peak Time* period bookings - if cancelled within 7 days of check in (2pm) – full amount is non-refundable

  • For bookings of more than 7 nights - if cancelled within 7 days of check in (2pm) – the 50% deposit is non-refundable.

  • Cancellation of future nights booked whilst in house – there will be no refund for bookings of up to 7 nights. For bookings of more than 7 nights a minimum 72 hours’ notice is required to avoid a 3 night penalty.

If there is an EXTREME circumstance as to why you need to cancel, a refund may be considered at the discretion of North Adelaide Apartment, and subject to the apartment being able to be re-booked. 
We will NOT accept the following reasons, including but not limited to:

  • Change of travel plans

  • Found alternate accommodation

  • Property location isn’t suitable

 

NO SHOW:

If the guest does not arrive on the booked and confirmed arrival date, without alerting North Adelaide Apartment, the reservation will be released and 100% of accommodation will be charged. 

 

EXTENSIONS:
All extensions of bookings must be fully paid when the extension request is made. Extensions cannot be guaranteed and are subject to other bookings in place.

*SPECIFIED ‘PEAK TIMES’ include, but are not limited to:

  • Tour Down Under

  • Adelaide Fringe

  • Adelaide 500 Supercars

  • WOMADelaide

  • Easter Weekend

  • Ashes Test Match Cricket

  • Christmas / New Year period

  • Port Adelaide & Adelaide Crows AFL home match weekends

  • Long weekends

 

PARKING:
Tenants have access to one reserved car parking space within 158 Archer St apartments, for the duration of their stay. Visitors shall not park vehicles on the premises. Timed parking is available on Archer Street and the adjacent North Adelaide Village car park allows ‘first 2 hours free’ parking (subject to their terms & conditions).

 

SMOKING INSIDE THE APARTMENT IS STRICTLY PROHIBITED:

If there is evidence of smoking inside the apartment your booking will be terminated and a fee of $150 will be deducted from your credit card to cover down time of the apartment. Please ensure doors and windows are closed if smoking in the courtyard and please do not drop ash & butts onto the decking. There is a cigarette bin located in the courtyard for this purpose.

 

PETS ARE STRICTLY PROHIBITED:

A $150 fee will be deducted from your credit card to cover down time of the apartment for cleaning and an additional cleaning charge will apply if carpets need to be cleaned and stains removed.

 

CLEANING:
All accommodation bookings are accepted on the basis that all occupants treat the property with the same respect as their own home in accordance with these Terms and Conditions. A professional clean will be carried out on check out and the cost is included in your total booking amount. Mid-stay cleans & a change of linen are available upon request but will incur additional fees. If a property is found to be left in an unreasonable state at check out, there may be excess cleaning charges involved. This will be determined on a case to case basis and we will contact the guest to advise of the excess cleaning.

 

LONG TERM STAY CLEANING:

A weekly service including linen & towel changes and general cleaning is mandatory for all bookings in excess of 7 days duration. Please ensure the apartment is tidy on the day of your allocated service to enable the housekeeper to service the apartment effectively. 
This service includes changing the sheets and towels, cleaning the bathroom, dusting, vacuuming and washing the floor. Dishes, rubbish removal, cleaning cooking debris and general tidying are not part of the usual housekeeping chores and are the responsibility of the occupant. Any service that requires extra time will be on-charged to the occupant at a rate of $50 per hour. 

 

CHECK-OUT:

Unless prior arrangements have been negotiated check-out is by 10am. 
Negotiated stays past 10am incur the following charges
- stays extending 3 hrs after 10am - 50% of day rate charged
- stays extending past 3 hrs - 100% of day rate charged
The apartment is to be left in a clean and tidy state. This includes removing all rubbish, dishes cleaned and put away and removing all personal belongings. Extra cleaning fees will apply if this condition is breached as noted above. 

 

YOUR SECURITY:
While the apartment is located within a gated community we make no guarantees or assertions as to the level of safety and security this will provide for your vehicle and personal possessions. You must take all reasonable steps & precautions to protect your own personal property, by locking your vehicle at all times, and by locking all apartment doors & windows when not on the premises. It is also strongly advised that the apartment be secured at night too.

 

ADDITIONAL CONDITIONS:
Management reserve the right to refuse entry or to discontinue any tenancy without refund for reasons, not limited to: non-payment of accounts, damage to property and disturbance. 

The number of guests shall not exceed the number stated on the booking confirmation form. An additional charge will apply if management has not been advised of extra guests. Management reserves the right to refuse such a request. 

Disturbance to neighbours, including excessive noise, is prohibited and may result in eviction without refund. Apartments are for residential use only. Parties and Functions are strictly prohibited. 

Damages or breakages of furniture or furnishings must be reported to us immediately. If breakage is caused by negligence the cost of repair/replacement will be met by the guest. 

North Adelaide Apartment shall not be responsible or liable to compensate guests for loss, theft or damage of personal property brought into the apartment or in the immediate vicinity of the apartment. This includes motor vehicles in allocated parking spaces. We suggest you have insurance to cover your personal items. 

All guests are responsible for the safekeeping of accommodation keys/remote controls. Call out fees are payable if a replacement key is required. All keys/remote controls are to be returned. Any missing keys or remote controls will need to be replaced and the cost charged to your credit card.

Lockouts will incur a $50.00 call-out fee or $80.00 call-out fee after-hours (6pm – 6am). If an agent is unable to attend and a locksmith is required you will be required to pay the locksmith’s costs.
Loss of keys will incur a replacement charge of up to $150.00. (Lock will need replacing) 
Loss of Remotes will incur a replacement charge of $100.00.

 

Tenants are responsible for the behaviour and actions of their visitors whilst on the premises.

Management reserves the right to change these terms and conditions at any time without prior notice.
